The Problem

What neglected slate and quartzite actually looks like.

Outdoor stone in Hawaii takes a beating — sun, salt air, rain cycles, foot traffic, and pool chemistry all wear it down. The damage usually shows up as one or more of these:

  • 01
Failing topical coatings Peeling, flaking, or hazing across the surface.
  • 02
Efflorescence Chalky white mineral deposits that won't scrub off.
  • 03
Embedded dirt & biological growth Moss, mildew, and soil ground into the stone's texture.
  • 04
Faded or washed-out color Especially on pool decks and exposed walkways.
  • 05
Surface erosion Rough, pitted texture from years of weather and wear.

The good news: in almost every case, the stone underneath is still beautiful. It just needs the right process to bring it back.

What We Do

A complete restoration process — built for the stone you have.

Flagstone is a cut, not a stone. The flagstone surfaces we restore in Hawaii are typically slate or quartzite — we'll identify exactly what you have during the assessment. Our process works on both:

01

Topical Coating Removal & Stripping

When a previous coating has failed, we strip it down to clean stone so the restoration starts from a real foundation — not a compromised one.

02

Silicon Carbide Resurfacing

Removes surface wear, embedded soil, and dead stone layers — revealing fresh, unweathered material underneath.

03

Efflorescence Treatment

Targeted chemistry to clear out the chalky mineral deposits that come from moisture migrating through the stone.

04

Penetrating Impregnating Sealer

Long-lasting protection that bonds within the stone — never peels, never flakes, never traps moisture.

05

Color-Enhancing Sealer Optional

Deepens and brings out the natural color of the stone — recommended when you want the dramatic, "wet look" finish without the failure mode of a topical coating.

The Single Biggest Mistake

Why we never use topical coatings.

The single biggest reason slate and quartzite installations fail in Hawaii? Someone put a topical coating on them.

Topical coatings sit on top of the stone, trap moisture underneath, peel under UV and water exposure, and turn beautiful surfaces into a flaking, cloudy mess. Once they fail, the only fix is full stripping — which adds significant cost to the restoration.

See the failing coating in the gallery photo to the right — that hazy, blotchy surface isn't dirt. It's a coating breaking down.

Penetrating impregnating sealers work differently. They bond within the stone itself, protecting it from within, while letting the surface breathe. They last for years without ever flaking — and when they eventually wear, they wear invisibly, not catastrophically.

Austin restored the quartzite stone surface of my lanai and the brick at my entryway. It looks brand new. He's meticulous, talented, and personable — he voluntarily explained each aspect of the process to my complete satisfaction. I unequivocally recommend him.

Pricing

How is pricing determined?

Flagstone pricing depends on a few key factors — which is why we quote from photos and an in-person walk-through rather than publishing a flat rate.

We'd rather give you a real number than a misleading one.

The four factors that shape your quote

01
Condition of the stone
Light maintenance versus deep restoration — these are very different jobs.
02
Presence of an existing coating
If there's a failed topical that needs stripping, that's added scope.
03
Size of the area
Square footage drives the bulk of the labor and materials.
04
Indoor or outdoor
Different processes, different sealers, different protections.
